THE EXISTING HOME WARRANTY

Home sellers and buyers have a common concern:  What if something goes wrong with the house after closing?  Who is at fault if the furnace fails in a month or two?  Who will pay for repairs?  Does the buyer have a claim against the seller? Fortunately, there is a way to greatly reduce these risks.

 THE EXISTING HOME WARRANTY.  An existing home warranty is essentially an insurance contract.  If a covered system fails during the warranty period, the warranty company provides coverage for the repairs.  Like any other insurance, there are exclusions, limitations, and deductibles.  Some policies cover only catastrophic failures to major systems such as furnace or roof, while others include appliances and smaller repairs.

 CONTROLLING RISK.  Buyers often have little extra cash after their purchase, and an unexpected home repair can be a financial disaster.  Sellers worry that buyers will look to them to pay for repairs that arise long after closing.  An existing home warranty can greatly diminish the risks for both.

 A GOOD IDEA.  The home transaction can be among the largest of a lifetime.  The cost of a little peace of mind is small by comparison.  The purchase of an existing home warranty can be a great idea for both sellers and buyers.
